Greensboro Residents Push Back Against Luxury Townhomes Proposed for West Market Street

GREENSBORO, N.C. — A developer’s plan to build luxury townhomes on West Market Street in Greensboro has sparked concern among nearby residents, who fear the project may worsen traffic and ignore the city’s growing need for affordable housing.

Luxury Townhomes Planned for Quiet Corner Lot

Peaceful Ridge LLC is proposing to construct 10 luxury townhomes on a 1.32-acre property at 3000 W. Market St., near the intersection with Green Valley Road. According to a letter sent to nearby residents, the project would feature brownstone-style units with private garages beneath each townhouse.

The development requires a rezoning approval from the Greensboro Planning and Zoning Commission. The current zoning only permits three dwellings on the parcel, but the developer is seeking approval to increase that number to ten.

Neighbors Voice Concerns About Traffic and Housing Equity

Beth Corzine, who lives near the proposed site, said she was alerted to the project through a letter delivered last week.

“I posted it on Nextdoor so the whole neighborhood can know about it, because I figured a lot of people would think it’s junk mail as well,” she told FOX8 WGHP.

Her chief concern is traffic. “The more people you put in a smaller place, the more concerns you have with the traffic and accidents,” she said, adding that the intersection is already a busy one.

Corzine also criticized the developer’s decision to focus on high-end units rather than more accessible housing.

“People who can’t afford million-dollar houses are the ones who need the housing, and I wish our culture and our city would address that,” she said.

Developer Silent, City Prepares for Vote

The rezoning application was submitted to the city on June 6, but FOX8 reports that the developer, Joe Brady, has not responded to their inquiries about the project.

City planning officials are scheduled to vote on the request on July 21, and the outcome could significantly impact the future of the neighborhood’s character and housing market.
