$40 Million Luxury Cottage Development Completed in Calabash, NC

CALABASH, NC — A new high-end rental community has officially opened its doors near the North Carolina–South Carolina border, offering coastal residents a blend of privacy, style, and resort-quality amenities. The $40 million development, called Heartsease at Calabash, was completed this month by Capstone Building Corp., a contractor based in Birmingham, Alabama.

Cottage living with a luxury twist

Located across nearly 40 acres in Calabash, the project includes 158 craftsman-style cottages, designed to offer a relaxed, spacious alternative to traditional apartments. The homes are spread across the property at just four units per acre, promoting an open, low-density layout ideal for coastal living.

Each unit features:

  • Private porches and yards

  • One to three-bedroom floor plans

  • Duplex and standalone cottage options

  • Garages or carports

  • Valet trash service

The development was led by EYC Companies, with Capstone overseeing construction and site execution.

As reported by AL.com, Joe May, Vice President of Project Management at Capstone, said the project exemplifies “how thoughtful design and execution can create an elevated living experience.”

Community amenities emphasize lifestyle and wellness

Beyond private residences, Heartsease at Calabash boasts resort-style amenities designed to appeal to both year-round renters and seasonal residents. These include:

  • A saltwater pool with poolside fire pits

  • Clubhouse and fitness center

  • Pickleball courts

  • Walking trails and picnic areas

The development’s coastal setting near the state line makes it an attractive option for retirees, families, and professionals looking to enjoy the beach-town lifestyle without sacrificing modern conveniences.

Part of Capstone’s expanding Southeast footprint

The Calabash project is the latest milestone in a string of high-profile builds by Capstone Building Corp., which recently completed a $17.6 million senior affordable housing community in Memphis. The firm has built thousands of units across the Southeast, specializing in multi-family, senior, and mixed-use developments.

As more coastal towns like Calabash continue to grow, real estate analysts say there is rising demand for single-family rental communities that offer both autonomy and shared amenities — a model Heartsease appears poised to fulfill.
